Different properties have different unit locations, access routes, management requirements and drainage arrangements. Below are common enquiry categories; one unit may fit more than one.

SCENARIOS

Select the closest situation

  1. Private residence

For both large estates and single private buildings, air-conditioning work should not be decided by property name alone. In the same building, residents may have changed units, altered drainage, or completed renovations. First understand the equipment, indoor and outdoor locations, and usage conditions, then distinguish between cleaning, fault checks and replacement needs so the quotation has a clear scope.

  2. Public housing / subsidised sale housing

Public housing and other subsidised sale housing do not mean the same type of air conditioning or the same set of construction rules. Different projects have different development backgrounds, management arrangements and unit positions, and residents may also have changed equipment. Enquiries should be based on the actual unit and applicable management requirements, rather than treating all projects as public housing works.

  3. Public housing / rental estates

For air-conditioning arrangements in public housing and rental estates, first check the actual property management requirements and unit equipment. Housing Authority, Housing Society, and different project arrangements should not be mixed together; even within the same project, there may be different phases or management arrangements. Confirming the unit location, drainage, and responsibility scope helps avoid mistaking a general air-conditioning service for a common area works project.

  4. Village house

The most important thing in village house air conditioning work is where the equipment is and how it can be accessed safely, not just the floor or district. Balconies, rooftops, exterior walls and different access routes may all affect the arrangement. First provide the model and location details, then confirm the actual scope of cleaning, inspection or replacement. We cannot promise from the outset that scaffolding will not be needed or specify any particular type of support.

  5. Tenement Building / Standalone Older Building

AC arrangements for tenement buildings and standalone older buildings must distinguish between the building condition, the equipment and the responsibility for the works. Not every older building lacks a lift or shared drainage, and not every window AC unit must be mounted on a new frame. First confirm the access route, existing windowsill and unit position, then address cleaning, dripping or equipment replacement as needed.

  6. Luxury home / detached house

For air conditioning services in luxury homes and detached houses, the focus is on the actual equipment and indoor protection, not the property price. Wall-mounted units, ceiling units, concealed ducted systems or multi-split systems may be found in different homes; photos of the air outlet alone may not be enough to identify the equipment. First confirm the model, service access and renovation conditions, then discuss what work can be taken on.

QUESTIONS

Frequently asked questions

For different residential types, what are the differences in the scope of AC cleaning?

The main basis is the model, not the property name. For split-type units, the main areas are the indoor unit evaporator coil, fan drum, dust filter, drain pan and drainage. For window units, first assess removal, then clean, reinstall and test. The differences for village houses, tenement buildings and luxury homes are mainly in the mounting position, access, maintenance and protection arrangements.

If a residential unit leaks water or does not cool, does it definitely need repair or replacement?

Not necessarily. First provide the symptoms and equipment details so we can distinguish between dust build-up, drainage issues and component problems, then confirm whether cleaning or repair is needed. If replacement is required, the unit location, support, piping, power supply and installation works must also be checked; a single symptom does not directly decide replacement.

Can private homes and luxury homes both fall under the same category?

Yes. These are different service scenarios, not mutually exclusive property definitions; the same property has only one main data entity and will not be duplicated into identical pages under different categories.

Can the estate name confirm the air conditioner model?

No. The setup after a replacement may differ between blocks, units or households. It should be confirmed by the equipment label and on-site information, not assumed from the estate category.
