PROPERTY SCENARIO

Village house AC cleaning,Inspection, repair and installation

The most important thing in village house air conditioning work is where the equipment is and how it can be accessed safely, not just the floor or district. Balconies, rooftops, exterior walls and different access routes may all affect the arrangement. First provide the model and location details, then confirm the actual scope of cleaning, inspection or replacement. We cannot promise from the outset that scaffolding will not be needed or specify any particular type of support.

OVERVIEW

Overview

For village house AC cleaning, repairs, installation and inspection, the key checks are exterior-wall equipment, access and moving, power and drainage, and safe working conditions. Do not assume the same method applies to every location.

CLEANING FIRST

Village house AC Cleaning Service Details

Village house AC cleaning is listed by floor, flat and unit type, and number of units. We first arrange indoor component cleaning, water protection and a test run. High-level outdoor units, rooftops, external walls and longer drainage runs are assessed separately for accessibility, and are not all included in the basic cleaning.

What is included in the cleaning?

Split AC cleaning mainly covers the indoor unit: protect the surrounding area and circuit board, clean the evaporator coil, blower fan blades, dust filter and drain pan, handle and check drainage, then reassemble and test the unit.

For a window-type air conditioner, first assess whether it can be safely removed. Then clean the internal parts that can be handled, the dust filter, heat exchanger and drip tray, and reinstall it in place before checking operation. Customers do not need to dismantle the unit themselves.

Basic indoor cleaning for split-type units does not include the outdoor condenser. Additional drain work, special locations, or add-on items will be confirmed separately under the applicable conditions. We will inspect the unit before cleaning, then reassemble and test it after cleaning. If other issues are found, we will explain them first; repairs are not automatically included as part of cleaning.

Charges and cleaning process

Residential window and split-type units use the current price list according to unit type and the number in the same household; for same-day group bookings across households, please enquire separately about group-buy arrangements, and do not directly combine them with the same-household multi-unit discount. The area or property name itself does not create a separate cleaning price.

Repair, inspection and installation enquiries are also welcome

AC inspection: identify the problem firstHK$500 inspection/attendance fee; can be deducted from the repair fee if repair work is carried out

If there is dripping or poor cooling, first state the floor, room and unit, and provide the indoor/outdoor location and drainage details to help distinguish equipment faults from other leak sources.

The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.

If there is a burning smell, smoke, repeated tripping, or water near electrical parts, please stop using the equipment first and do not keep switching it on or dismantle it yourself.

Air conditioner repair: confirm fault and quotationConfirm the quotation first; replacement parts and workmanship are not under warranty

Different floors in the same building may belong to different households and equipment. Repairs are confirmed based on the faulty unit, parts supply and a safe working position.

Repairs are based on the inspection results, with the fault, possible solutions, and quotation explained before work begins. Parts must be checked against the model and availability; lack of cooling alone will not be treated as proof that refrigerant needs topping up. Our repair service does not include warranty, including repair parts and workmanship.

Air conditioner installation: confirm the work based on the unit positionGeneral installation includes a one-year warranty; new power supply wiring quoted separately

For replacement and new installations, pipe distance, outdoor support, drainage and power supply must be checked. Cleaning for multiple units in the same household or cross-flat group arrangements is quoted separately.

Before installation or replacement, confirm the old and new model types, indoor and outdoor unit locations, support, pipework, drainage and power supply, and then clearly list dismantling of the old unit, transport, extra work and the quotation. Running a new power line from the main switch to the unit is not included in basic installation; general installation warranty is one year, while the manufacturer’s warranty is separate.

KEY CHECKS

Key preparation points before arranging

  1. Describe the equipment from a safe position

Please provide photos of the indoor and outdoor units, the floor, access route and any visible support. Do not lean out of the window, step onto unstable surfaces, or move the outdoor unit yourself just to take photos.

  2. Access and handling-related arrangements

Any restrictions on village roads, stairs, parking or moving tools may be stated during enquiry. Whether extra manpower, equipment or transport arrangements are needed should be confirmed according to the actual situation and listed in the quotation.

  3. Confirm power supply and drainage separately

Before installation, understand the existing power supply, drainage and pipe locations. A new power line is not included in basic installation; if other work is involved, qualifications, scope of work and fees must be confirmed first.

  4. Support and safety are not determined by the material name alone

A certain type of steel or number of floors is not a safety guarantee. Wall structure, support, equipment weight, and access route must be assessed on site by the relevant qualified personnel under applicable requirements.

  5. The surrounding environment is not the same as fault diagnosis

Leaves, insects or dust may affect some spots, but that alone does not mean every village house outdoor unit is blocked. Describe the actual symptoms and equipment condition first, then choose the right service.

QUESTIONS

Frequently asked questions

Do two- or three-storey village houses definitely need scaffolding?

Do not judge by floor alone. The unit location, support, access method and site conditions must be checked before confirming the safe method and related costs.

Does indoor unit cleaning include the rooftop or exterior wall outdoor unit?

It cannot be assumed directly. Whether the outdoor unit can be worked on, the cleaning scope and any extra equipment charges must be confirmed separately in the quotation.

Can I provide the location first for a remote village house?

You may provide the full address, access route, and handling restrictions first to confirm whether the job can be accepted and when it can be arranged. No guarantee is made that transport or other extra charges will be waived.

Which parts are actually cleaned during AC cleaning?

Village house AC cleaning is listed by floor, flat and unit type, and number of units. We first arrange indoor component cleaning, water protection and a test run. High-level outdoor units, rooftops, external walls and longer drainage runs are assessed separately for accessibility, and are not all included in the basic cleaning. For split-type AC, the main cleaning area is the indoor unit: protect the surrounding area and circuit board, clean the evaporator coil, fan blades (squirrel cage), dust filter and drain tray, handle and check drainage, then reassemble the parts and test the unit. For window units, assess the removal arrangement first, then clean, reassemble and test.

How is the inspection fee for an air conditioner calculated, and can it be deducted during repair?

The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.

Are the maintenance terms the same for cleaning, repair, and installation?

Not the same. Cleaning and maintenance of 90 should be checked against the service terms for the applicable reasons and conditions; not every dripping case qualifies for free repair. Our repair parts and workmanship are not under warranty; general installation warranty is one year, while the manufacturer’s warranty is handled separately.
