A detached house does not necessarily mean central air conditioning, and the equipment cannot be identified just by looking at an air outlet. When making an enquiry, you may provide the unit label and the inspection location. Maintenance needs in coastal or humid environments should be assessed based on actual conditions, and verified service items should not be replaced by terms like "sterilisation" or "anti-allergy".

CLEANING FIRST
For AC cleaning in the Southern District, first identify the actual unit, especially the equipment behind the ceiling air outlet and the access panel. Different dismantling and cleaning methods apply to residential split-type indoor units and window units. For village houses, multi-room flats or commercial premises, the scope should also be listed item by item.
Split AC cleaning mainly covers the indoor unit: protect the surrounding area and circuit board, clean the evaporator coil, blower fan blades, dust filter and drain pan, handle and check drainage, then reassemble and test the unit.
For a window-type air conditioner, first assess whether it can be safely removed. Then clean the internal parts that can be handled, the dust filter, heat exchanger and drip tray, and reinstall it in place before checking operation. Customers do not need to dismantle the unit themselves.
Basic indoor cleaning for split-type units does not include the outdoor condenser. Additional drain work, special locations, or add-on items will be confirmed separately under the applicable conditions. We will inspect the unit before cleaning, then reassemble and test it after cleaning. If other issues are found, we will explain them first; repairs are not automatically included as part of cleaning.
Residential window and split-type units use the current price list according to unit type and the number in the same household; for same-day group bookings across households, please enquire separately about group-buy arrangements, and do not directly combine them with the same-household multi-unit discount.The area or property name itself does not create a separate cleaning price.
If a ceiling unit is dripping or only part of the room is not cooling, please first explain the affected area and visible equipment. During inspection, distinguish between unit, drainage or control issues.
The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.
If there is a burning smell, smoke, repeated tripping, or water near electrical parts, please stop using the equipment first and do not keep switching it on or dismantle it yourself.

Repairs are based on the inspection results, with the fault, possible solutions, and quotation explained before work begins. Parts must be checked against the model and availability; lack of cooling alone will not be treated as proof that refrigerant needs topping up. Before installation or replacement, confirm the old and new model types, indoor and outdoor unit locations, support, pipework, drainage and power supply, and then clearly list dismantling of the old unit, transport, extra work and the quotation. Running a new power line from the main switch to the unit is not included in basic installation; general installation warranty is one year, while the manufacturer’s warranty is separate.

For residential cleaning, quote based on the actual model and number of units. If there are beds, appliances or furniture under the unit, take photos of the surrounding area first so water collection and protection can be arranged.
Enquire about TinIf it is a decorative unit, a multi-storey residential building, or a detached house, you may provide the access panel, controller, and outdoor unit details. Vent cleaning and full-system work must be clearly distinguished.
