Commercial spaces use air conditioning heavily, and regular professional cleaning helps maintain performance and improve indoor air quality, creating a comfortable environment for staff and customers. We offer one-off cleaning and regular maintenance plans to suit different business needs.
The following AC models and air dampers are charged per unit based on quantity. AC cleaning includes clearing the drain pipe, but does not include the outdoor condenser. High-temperature steam cleaning is an optional add-on: 1 units at HK$300 each, 2 units or more at HK$200 each. Suitability for the equipment and materials must be confirmed first.

Below are the charges for each AC add-on service; please provide the model, quantity, location and photos of the issue first. Confirm the scope of work, applicable parts and extra work charges before proceeding, and work will only start after approval.

Confirm the quantity by model, refrigerant type and actual need; first check the cause of poor cooling, as refrigerant top-up is not needed in every case.
Choosing Daikin refrigerant costs an extra HK$100 per unit; leakage repair and other works are to be confirmed separately.

Use a vacuum machine to deal with drainage issues according to the drain pipe and the level of blockage. AC cleaning service already includes clearing the drain pipe with a high-pressure water jet, so this is not needed every time as an extra item.
The drain pipe service includes 3 months of maintenance; the cause of the leak must be verified and the applicable scope confirmed at the time of booking. This does not mean that all causes of leakage are covered or that it is guaranteed never to leak again for one year.

Removing dust from the outdoor condenser helps maintain heat dissipation; long-term dust build-up may affect cooling and increase the load on the equipment.
Not applicable to window units; the safe work area and accessible range must be confirmed first. Extra works such as scaffolding will be quoted separately.

Use high-temperature steam to assist in cleaning dirt and removing odors according to the equipment and material suitability; it does not replace the original dismantling and washing process.
Before work starts, confirm the applicable parts and heat resistance; results depend on dirt level, contact time and site conditions.

After cleaning, apply the coating according to the surface material and product instructions. Confirm suitability and usage precautions before application.
“180 Days” is a marking in the product name. Actual performance and duration must be based on tests and usage conditions for the applicable product, and there is no guarantee of eliminating any specific virus or that it is harmless to all people and pets.

If the drain pan or drain hose is aged, cracked, or cannot be cleaned and cleared, it should be checked first to confirm whether replacement is needed.
First check the model, part dimensions and workable location; the images are product illustrations, and the actual parts are matched to the model.
PARTS + BASIC INSTALLATION
Below is the reference price for parts plus basic installation, not the standalone part price. Stock availability and the final price for the specified model must be confirmed first; prices may vary by model. The scope of basic installation and extra works is subject to the confirmed quotation, and unconfirmed items do not mean stock has been reserved or a booking has been completed.

4-way blow split units, central AC, ducted split units, floor/ceiling-key split units and air grilles are charged according to the current price list above. The basic AC fee includes drain pipe clearing, but does not include the outdoor condenser, nor does it cover full ductwork, cooling towers or a complete central system project. The following steps are carried out by the technician; before work starts, the equipment condition and accessible areas will be assessed, and any extra cleaning or repair must be confirmed and quoted first.

COMMERCIAL CARE · Maintenance schedule
Offices, shops, and restaurants can choose suitable service frequency based on AC model, quantity, operating hours, grease and dust, and available shutdown periods. Regular maintenance includes inspections and cleaning at the frequency set out in the plan; repairs and parts replacement are quoted separately.
12 times/year
For venues with long operating hours, more cooking fumes, or heavier dust buildup, you may enquire about a more frequent inspection and basic cleaning schedule.
4 times/year
Follow up on unit condition every quarter, and confirm inspection and cleaning times based on usage and operational arrangements.
2 times/year
Inspection and cleaning can be arranged around the AC peak season, according to the plan agreed.
1 times/year
Suitable for venues with relatively light usage; whether it is sufficient depends on operating hours, environment and unit condition.
Regular scheduled arrangement
Check the unit's operation, airflow and cooling performance, and watch for unusual noise or vibration.
Clean the dust filter according to the model and accessible area, and inspect dust build-up.
Check the drain outlet and drainage pipe for blockages or abnormalities; any unclogging or repair work will be confirmed according to the scope of the plan.
Test the unit after the work is completed, and explain any faults found and whether separate cleaning or repair is needed.
The routine inspection items are subject to the plan confirmed by both parties; full fault diagnosis and system work will be assessed and quoted separately.
Confirm the number of times under the plan
Protect the work area. The technician will safely switch off the power and remove the parts that can be cleaned according to the model and site conditions.
Dust filters, casing, cooling fins, heat-exchange parts and fan wheel are cleaned by model; for four-sided units, the drain pan, fan blades and water pump are also handled according to the procedure.
Basic commercial AC cleaning includes drain pipe clearing; pipe damage or other repairs are quoted separately.
Assembly, testing, cooling operation, restoration, and cleaning of the work area.
Basic cleaning does not include the outdoor condenser, nor does it cover full ductwork, cooling towers or water systems.
If a refrigerant leak, aged parts, motor or control-system faults are found, we will first explain the situation and provide separate quotations for labour, parts and required works. Work will only proceed after approval.
Additional work such as outdoor condenser cleaning, pipe repairs, access panel work, or work required by site conditions is not automatically included in regular plans.
HK$300 per unit for 1 units; HK$200 per unit for 2 units or more. Additional add-on purchases require confirmation of equipment and material compatibility before work begins.
Repair labour and replacement parts are not included in any regular plan and will be quoted separately. Repair services do not include warranty; cleaning maintenance does not apply to repairs or parts.
For property management offices, restaurants, chain stores and offices enquiring about regular service, please first organise the required details using the list below. This is for proposal checking only, not a fixed annual package; the service scope and commitments are subject to the quotation and terms confirmed by both parties.
Provide each service address, site use, model and quantity, indoor and outdoor unit locations, and available photos; for chain stores or housing estates with multiple locations, list them separately and do not infer the same work conditions based only on the total number of units.
Please explain operating hours, grease or dust buildup, available downtime, and access requirements. Restaurants, offices, and management offices may provide the need for zone-based work, multiple branches, or phased work. Let customer service confirm whether it can be arranged; overnight work is not assumed by default.
Please separately verify the contract term, unit list, annual number of visits, inspection items, and number of deep cleaning sessions; then confirm the total quote, payment arrangement, separately quoted works, and contact method for emergency breakdowns, so that annual maintenance is not mistaken for all-inclusive repairs.
If the management office has any requirements for entry registration, work notification, designated documents, or the format of a cleaning certificate, please provide the requirements and contact person before confirmation so we can confirm the arrangable scope; this does not mean all documents or certifications are included.
Please provide the model, quantity, district, issue, and preferred date. If you have photos, please send them too for a more accurate quotation.

First identify the model, quantity, installation height and work location, then check the applicable charge against our commercial cleaning price list. Special systems, hard-to-reach locations and extra work require separate quotation; do not directly replace it with a domestic price.
Please provide photos of the unit and model, quantity, indoor and outdoor unit locations, as well as the time when the system can be switched off, access arrangements and any site restrictions from the management. For ceiling-mounted equipment, please also state the service access point and working height so protection, water drainage and working space can be confirmed.
No. A one-time cleaning is arranged based on the confirmed model and work scope. Regular maintenance requires separate confirmation of frequency, items covered each time, and the quotation. Parts, repairs, or extra site visits are not automatically included just because there is a maintenance plan.
Actual shutdown, work and restoration arrangements must be confirmed first, and we cannot guarantee that any premises can be cleaned directly during business hours. When enquiring, please state the business hours, equipment use and any areas that cannot be shut down, so customer service can confirm feasible time slots.

Distinguish ordinary standalone air conditioners from specialist hospital HVAC systems. Confirm unit types, management permission, shutdown windows and protection requirements. We do not operate medical equipment without prior confirmation, and ordinary AC cleaning is not medical-grade disinfection, infection control or specialist system validation.
Provide equipment and installation-position photos, and ask hospital management to specify access rules, restricted areas and required procedures. The scope we can undertake must be confirmed before quotation and scheduling.
List the rooms, AC types and unit quantities, and reserve a period when the venue is unoccupied. Move or cover projectors, audio equipment, games and upholstered furniture to protect them from wastewater and cleaning products.
Also report leaks, odours or inadequate cooling. Confirm cleaning and fault diagnosis separately. After the work, operation and drainage are checked before venue management arranges reopening.
Confirm contractor registration, residents' activity times and shutdown areas with management, then schedule gyms, reading rooms and activity rooms in batches. For ceiling-mounted and ducted units, check access panels, working height and wastewater collection points.
Shared central systems, pool-related equipment and specialist facilities are not automatically included in ordinary AC cleaning. Provide equipment details and management requirements so that the work boundaries and quotation can be confirmed.
