Luxury home / detached house AC cleaning,Inspection, repair and installation
For air conditioning services in luxury homes and detached houses, the focus is on the actual equipment and indoor protection, not the property price. Wall-mounted units, ceiling units, concealed ducted systems or multi-split systems may be found in different homes; photos of the air outlet alone may not be enough to identify the equipment. First confirm the model, service access and renovation conditions, then discuss what work can be taken on.
OVERVIEW
Overview
For air conditioning services in luxury homes and detached houses, the focus is on the actual equipment, access space, woodwork and floor protection, and the scope of work, not the property value. Wall-mounted units, ceiling units, concealed ducted systems or VRV/multi-split systems may be found in different homes; photos of the air outlet alone may not be enough to identify the equipment. First confirm the model, service access and renovation conditions, then discuss what work can be taken on.
CLEANING FIRST
Luxury home / detached house AC Cleaning Service Details
For AC cleaning in luxury homes or detached houses, identify each wall-mounted, window or ceiling unit one by one, then confirm the parts that can be dismantled for cleaning, access location and indoor protection. For multi-room or multi-storey units, list each AC clearly first; do not confuse air outlet cleaning with a full central system project.
What is included in the cleaning?
Split AC cleaning mainly covers the indoor unit: protect the surrounding area and circuit board, clean the evaporator coil, blower fan blades, dust filter and drain pan, handle and check drainage, then reassemble and test the unit.
For a window-type air conditioner, first assess whether it can be safely removed. Then clean the internal parts that can be handled, the dust filter, heat exchanger and drip tray, and reinstall it in place before checking operation. Customers do not need to dismantle the unit themselves.
Basic indoor cleaning for split-type units does not include the outdoor condenser. Additional drain work, special locations, or add-on items will be confirmed separately under the applicable conditions. We will inspect the unit before cleaning, then reassemble and test it after cleaning. If other issues are found, we will explain them first; repairs are not automatically included as part of cleaning.
Charges and cleaning process
Residential window and split-type units use the current price list according to unit type and the number in the same household; for same-day group bookings across households, please enquire separately about group-buy arrangements, and do not directly combine them with the same-household multi-unit discount. The area or property name itself does not create a separate cleaning price.
Repair, inspection and installation enquiries are also welcome
AC inspection: identify the problem firstHK$500 inspection/attendance fee; can be deducted from the repair fee if repair work is carried out
If part of the room is not cooling, the ceiling is dripping water, or the controller is abnormal, first provide the affected area, unit and system details to define which part needs inspection.
The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.
If there is a burning smell, smoke, repeated tripping, or water near electrical parts, please stop using the equipment first and do not keep switching it on or dismantle it yourself.

For connected systems or shared equipment, first clarify repair responsibility, the outage scope, and parts supply. Do not assume the whole system needs replacement because of a problem with a single indoor unit.
Repairs are based on the inspection results, with the fault, possible solutions, and quotation explained before work begins. Parts must be checked against the model and availability; lack of cooling alone will not be treated as proof that refrigerant needs topping up. Our repair service does not include warranty, including repair parts and workmanship.

For a new installation or replacement, the indoor and outdoor units, false ceiling access, piping, drainage and power supply planning must be included, and existing renovation and equipment protection should be assessed on site.
Before installation or replacement, confirm the old and new model types, indoor and outdoor unit locations, support, pipework, drainage and power supply, and then clearly list dismantling of the old unit, transport, extra work and the quotation. Running a new power line from the main switch to the unit is not included in basic installation; general installation warranty is one year, while the manufacturer’s warranty is separate.

Key preparation points before arranging
Identify the equipment type and system separately
Four-way ceiling outlets and concealed ducted units are different indoor equipment types; VRV/VRF refers to system configuration. These names should not be treated as the same type of unit, nor should they be taken to mean the company can handle every system.
Access hatch and equipment proximity
First provide the unit label, access opening and surrounding space details. Fixed woodwork, narrow access spaces or shared equipment may require coordination with other parties; dismantling decoration is not assumed to be included.
Confirm the protection area in advance
Please state any wooden flooring, furniture, audio-visual equipment, and other areas that need protection. Confirm the available work space and protection arrangements, rather than using "100% waterproof" instead of an actual risk assessment.
The cleaning method should match the equipment
Do not assume that a higher-end property should automatically use steam, disinfectant, or the same cleaning pressure. Accessible components and the applicable method must be confirmed according to the equipment and the current service process.
Faults and existing maintenance records
Please provide the fault code, the situation when it occurred, and the existing warranty information. First clarify whether the original manufacturer or a specific system contractor needs to handle it; a general enquiry does not mean a full system diagnosis is promised.

QUESTIONS
Frequently asked questions
Do luxury homes always use VRV or ceiling units?
No. A property name does not represent the equipment configuration of every unit. Please confirm based on the actual model, unit and system information.
Can the cleaning method be confirmed from only an air outlet photo?
Usually not enough. You also need the unit model, access panel and accessible location information to define the equipment and work scope.
Can you guarantee the cleaning will be completely sterile?
No. The cleaned parts, dirt and available methods should be described according to the actual situation. We do not make claims of sterility, health improvement or effects not supported by applicable testing.
Which parts are actually cleaned during AC cleaning?
For AC cleaning in luxury homes or detached houses, identify each wall-mounted, window or ceiling unit one by one, then confirm the parts that can be dismantled for cleaning, access location and indoor protection. For multi-room or multi-storey units, list each AC clearly first; do not confuse air outlet cleaning with a full central system project. For split-type AC, the indoor unit is the main cleaning area: protect the surrounding area and circuit board, clean the evaporator coil, fan blades, filter and drain pan, handle and check the drainage, then reassemble and test the unit. For window units, first assess the removal arrangement, then clean, reinstall and test.
How is the inspection fee for an air conditioner calculated, and can it be deducted during repair?
The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.
Are the maintenance terms the same for cleaning, repair, and installation?
Not the same. Cleaning and maintenance of 90 should be checked against the service terms for the applicable reasons and conditions; not every dripping case qualifies for free repair. Our repair parts and workmanship are not under warranty; general installation warranty is one year, while the manufacturer’s warranty is handled separately.
