PROPERTY SCENARIO
Tenement Building / Standalone Older Building AC Cleaning,Inspection, repair and installation
AC arrangements for tenement buildings and standalone older buildings must distinguish between the building condition, the equipment and the responsibility for the works. Not every older building lacks a lift or shared drainage, and not every window AC unit must be mounted on a new frame. First confirm the access route, existing windowsill and unit position, then address cleaning, dripping or equipment replacement as needed.
OVERVIEW
Overview
For AC service information for tenement buildings and standalone older buildings, we first confirm moving access, stair access, drainage, windowsill conditions and support conditions, and then review cleaning, leakage checks, repair and replacement arrangements.
CLEANING FIRST
Tenement Building / Standalone Older Building AC Cleaning Service Details
For AC cleaning in tenement buildings and standalone older buildings, we first arrange a suitable cleaning area, moving access and indoor protection. For window AC units, dismantling and cleaning depends on the window frame, support and whether the unit can be moved safely; for split units, the focus is on cleaning indoor components and checking drainage, and age alone does not determine whether cleaning is possible.
What is included in the cleaning?
Split AC cleaning mainly covers the indoor unit: protect the surrounding area and circuit board, clean the evaporator coil, blower fan blades, dust filter and drain pan, handle and check drainage, then reassemble and test the unit.
For a window-type air conditioner, first assess whether it can be safely removed. Then clean the internal parts that can be handled, the dust filter, heat exchanger and drip tray, and reinstall it in place before checking operation. Customers do not need to dismantle the unit themselves.
Basic indoor cleaning for split-type units does not include the outdoor condenser. Additional drain work, special locations, or add-on items will be confirmed separately under the applicable conditions. We will inspect the unit before cleaning, then reassemble and test it after cleaning. If other issues are found, we will explain them first; repairs are not automatically included as part of cleaning.
Charges and cleaning process
Residential window and split-type units use the current price list according to unit type and the number in the same household; for same-day group bookings across households, please enquire separately about group-buy arrangements, and do not directly combine them with the same-household multi-unit discount. The area or property name itself does not create a separate cleaning price.
Repair, inspection and installation enquiries are also welcome
AC inspection: identify the problem firstHK$500 inspection/attendance fee; can be deducted from the repair fee if repair work is carried out
For noise or dripping, please explain whether it comes from the unit, window frame, external wall or drain. Ageing parts and the usage environment must also be checked and separated based on the actual situation.
The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.
If there is a burning smell, smoke, repeated tripping, or water near electrical parts, please stop using the equipment first and do not keep switching it on or dismantle it yourself.

First check the model, parts and work location, then explain the repair plan. Whether an older unit is worth repairing should be discussed based on the confirmed fault and cost, not just the age.
Repairs are based on the inspection results, with the fault, possible solutions, and quotation explained before work begins. Parts must be checked against the model and availability; lack of cooling alone will not be treated as proof that refrigerant needs topping up. Our repair service does not include warranty, including repair parts and workmanship.

Before replacement, provide the floor level, whether there is a lift, window location and exterior wall details so the scope for removing the old unit, transport, support and basic installation can be set out clearly.
Before installation or replacement, confirm the old and new model types, indoor and outdoor unit locations, support, pipework, drainage and power supply, and then clearly list dismantling of the old unit, transport, extra work and the quotation. Running a new power line from the main switch to the unit is not included in basic installation; general installation warranty is one year, while the manufacturer’s warranty is separate.

Key preparation points before arranging
Staircase and work access first
Please provide the floor level, whether there is a lift, stair width and moving restrictions. Tool handling, removal of the old unit and moving the new unit may be arranged differently, so related charges must be confirmed in advance.
Separate the cause of dripping from the scope of handling
Dripping may involve dirt, drainage, installation or mechanical issues. First record the location and situation, and do not treat drain clearing as the answer to every dripping case.
Assess the sill and support according to the actual situation
If rust, concrete spalling or an unstable unit is found, avoid touching it yourself and let the relevant personnel assess it. Do not specify a fixing method or promise an in-place direct replacement before seeing the location.
If there is an abnormal power issue, stop using the unit first
If there is a burning smell, overheated wiring, or a tripped breaker, do not keep switching the equipment back on. The abnormality should be explained before repair, and the scope and qualification for any power-supply work must be confirmed separately.
Handle management notices or department notices as stated
If you receive a dripping or other notice, you may provide the relevant requirements to understand the handling direction. The company cannot determine liability, cancel a notice, or guarantee that there will be no legal consequences on behalf of the authorities.

QUESTIONS
Frequently asked questions
Can I enquire even without a lift?
You may first provide the address, floor, and access conditions, then confirm transport, equipment, manpower, and whether the job can be accepted. Not every floor or project is arranged at the same fee.
If a dripping warning appears, will AC cleaning definitely solve it?
Not necessarily. The cause and responsibility scope must be identified first before deciding on the appropriate work. Cleaning cannot be guaranteed to solve all problems or replace notice requirements.
If replacing the old unit with a new one, do you have to rebuild the frame?
Existing support, window ledge, unit model, and installation conditions should be assessed. Whether the existing setup can be reused or other works are needed cannot be decided by building age alone.
Which parts are actually cleaned during AC cleaning?
For AC cleaning in tenement buildings and standalone older buildings, we first arrange a suitable cleaning area, moving access and indoor protection. For window AC units, dismantling and cleaning depends on the window frame, support and whether the unit can be moved safely; for split units, the focus is on cleaning indoor components and checking drainage, and age alone does not determine whether cleaning is possible. For split AC units, the main cleaning scope is the indoor unit: protect the surrounding area and circuit board, clean the cooling coil, fan blades, dust filter and drain pan, handle and check drainage, then reinstall the parts and test the unit. For window units, we first assess the dismantling arrangement, then clean, reinstall and test the unit.
How is the inspection fee for an air conditioner calculated, and can it be deducted during repair?
The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.
Are the maintenance terms the same for cleaning, repair, and installation?
Not the same. Cleaning and maintenance of 90 should be checked against the service terms for the applicable reasons and conditions; not every dripping case qualifies for free repair. Our repair parts and workmanship are not under warranty; general installation warranty is one year, while the manufacturer’s warranty is handled separately.
