First confirm the actual system, location and safe access, then define whether cleaning, inspection, repair or installation can be undertaken, so that special system works are not mixed into an ordinary AC cleaning quotation.

For industrial building and industrial-commercial units, mark out the work area first, protect goods, machines and equipment near shelving, then clean the parts that can be handled according to the actual model. Cleaning indoor units is different from handling cooling towers, cold rooms or special industrial systems.

Key preparation points before arranging
Arrange cleaning work areas first for factories and warehouses
Explain the goods, shelving, machinery, and access paths near the equipment, and arrange cleaning according to the actual model, number of units, and accessible parts. A dusty environment can be used to assess cleaning needs, but the premises name alone cannot be used to promise a fixed cleaning frequency or solve all cooling problems.
Record purpose and equipment separately
Provide the usage scenario, unit model label, and number of units. Office-style studios and production or storage premises may use different systems, so the model and method cannot be determined from the industrial building name alone.
Height and surrounding items
Please state the equipment height, shelving, machines, and moving route. Whether extra worktables, manpower, or equipment are needed will be assessed on site; do not list a lift platform or specific tools as required for every job.
Special systems must first be checked for scope of service
Independent water-cooled units, cooling towers, cold storage rooms and precision air conditioning for machine rooms are not the same service. If related equipment or three-phase power work is involved, qualifications, professional requirements and the actual scope of work must be confirmed first.
Production and shutdown coordination
Explain the allowed downtime, site access, and safety requirements. Staged work, documents, or entry arrangements must be confirmed separately, and it cannot be guaranteed in advance that operations will not be affected at all.
Management of equipment and quotation responsibility
First distinguish the shared-equipment responsibility between tenants and management. Cleaning, extra drainage work, equipment faults and electrical work should all be listed in scope, and not every issue should be treated as included in standard cleaning.
CLEANING FIRST
AC Cleaning Scope and Work Arrangement
For factories and warehouses, first separate ordinary dust, oil stains and other production materials. Provide photos of the equipment and working environment to confirm the scope that can be handled. Before cleaning, protect goods, worktables and production equipment, and arrange the work according to the stoppage areas available. Handling hazardous materials is not part of ordinary AC cleaning.
Inspect first, then clean, and finally test the unit
- First record the condition of the unit, confirm the installation location, removable parts and scope of work, and protect furniture, goods and electronic devices under the unit
- Dismantle and clean the applicable parts according to the actual model and safety conditions, handle dirt build-up, water collection and drainage, and do not treat repairs as included in washing the unit
- After reassembling the parts, test run, check drainage and tidy the site; if there is any pre-existing fault or extra work, it will be explained and quoted first

The cleaning service includes a 90-day warranty for problems caused by the cleaning service; dripping and leakage cases must first have the cause verified and the applicable terms confirmed at booking, and not all cases qualify for free repair.

Basic cleaning is priced by model and unit count; outdoor condensers, steam add-ons, special locations and extra work are subject to eligibility checks, and no brand-specific or industry-standard price is created.

Please state whether the fault affects multiple units, and whether there is heavy dust, heat sources or obstructions near the equipment. First confirm safe access, power supply and management responsibility; do not treat industrial production systems or special process cooling as a routine air-conditioning inspection.
Inspection fee and safety reminder
After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges.
If you notice a burning smell, smoke, repeated tripping, or water near electrical parts, stop using the equipment first. Do not keep restarting it or dismantle it yourself.

After inspection, define the AC parts and repair items we can handle, separately from production line, exhaust or other equipment repairs. Parts, downtime window and on-site risks must be confirmed first. Work requiring a specialist system contractor will not be quoted as ordinary air-conditioner repair.
Keep costs and maintenance separate
If you agree to proceed with repairs, HK$500 can be deducted from the repair fee; please check the deduction and amount payable when confirming the quotation.
Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation.
Repair parts must be checked against model and supply. We do not guarantee that parts are available for all models or that same-day repair is possible. We will not treat refrigerant top-up as necessary before the cause is confirmed.

Installation must consider the workplace use, shelf height, dust and heat sources, transport routes and maintenance access. Outdoor unit, lifting, power supply and drainage arrangements are assessed on site; there is no guarantee that standard domestic equipment is suitable for all workshop environments.
Quote separately for work beyond the basic scope
Pulling a new power supply from the main switch to the unit is not included; please provide the existing power supply location for the technician to assess and quote separately.
First confirm old unit removal, transport, copper pipes (the copper tubes through which the refrigerant flows), drain pipes, fixing and any extra work needed. General installation warranty and the manufacturer's product warranty are separate. Does an industrial building AC have to be a water-cooled unit?
No. The actual setup may differ, so provide the model and photos of the unit for confirmation rather than guessing based on industrial-building classification.
Does this include cooling towers, cold storage, or precision air conditioning for machine rooms?
We do not make this all-inclusive commitment. Related equipment involves different professional scopes, so the actual system, qualifications, and what the company can undertake must be checked first; it cannot be assumed to be included under general commercial cleaning.
Can multiple factory units use the home-service discount directly?
Do not apply it based on unit count alone. Refer to the current commercial price list or a separate quotation based on equipment type, location and work scope.
Which parts are actually cleaned during AC cleaning?

For four-way cassettes, ducted units and central air conditioning, the cleaning scope is confirmed based on the actual model, accessible parts and access points for maintenance; air outlets, fan coil units, full duct runs and main units are different jobs, and the quotation must specify which parts are to be handled.
How is the inspection fee for an air conditioner calculated, and can it be deducted during repair?
The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.
Are the maintenance terms the same for cleaning, repair, and installation?
Not the same. Cleaning and maintenance of 90 should be checked against the service terms for the applicable reasons and conditions; not every dripping case qualifies for free repair. Our repair parts and workmanship are not under warranty; general installation warranty is one year, while the manufacturer’s warranty is handled separately.
