Ducted split AC cleaning process and scope

A ducted split AC may be hidden inside the ceiling. Before cleaning, first find the access opening (the opening for inspection and maintenance), confirm the accessible parts, and distinguish between AC cleaning and cleaning the entire supply and return duct system.

OVERVIEW

Overview

Ducted split AC cleaning, fault inspection, maintenance and installation arrangements. Ducted split AC cleaning covers accessible unit parts; after confirming the service opening, the dust filter, blower wheel, cooling coil and drainage are handled. Check the applicable cleaning process, current price list, inspection fee, and the boundary between maintenance and installation.

KEY CHECKS

Key preparation points before arranging

  1. Main cleaning scope

Clean the dust filter, fan wheel, and heat-exchange parts within accessible areas, check the indoor unit drainage, and refit the accessories and test the unit after completion.

  2. Preparation before enquiry

Besides photos of the air outlet, please also provide photos of the unit model label, the ceiling access opening, and the available working space inside; a photo of the air outlet alone may not show the air conditioner location or the cleaning scope. The model label is the sticker showing the brand, model and unit number; if you cannot find it, you can first send a photo of the whole air conditioner and do not need to dismantle it yourself.

  3. Keep basic cleaning and extra work separate

Basic unit cleaning does not include the full duct run, structural alterations, ceiling openings or water system works. If the inspection opening is insufficient, confirm the feasible method and responsibility first.

  4. Test run and fault handling

Check the unit’s operation before and after cleaning; if any pre-existing fault or extra work is found, explain it to the customer and quote first. Cleaning does not guarantee to solve all cooling, dripping or electrical problems.

CLEANING PROCESS

Ducted split unit

Clean the dust filter, blower wheel and heat exchange parts of the unit, and check the indoor unit drainage.

  1. Inspect the unit condition: check the operation, equipment condition and work location.
  2. Protect the surrounding area: Prepare protection for the work area.
  3. Safe power-off: the technician will switch off the power and handle any required wiring.
  4. Cleaning the dust filter: remove the dust filter, and clean, rinse and dry it with a Japanese-made AC-specific cleaner.
  5. Cleaning the blower wheel: remove dust along the direction of the fan wheel, use a suitable cleaning agent to treat the dirt, and rinse it off.
  6. Clean the heat exchange components: remove dust and dirt from the unit’s heat exchange fins without damaging them.
  7. Clear the drainage: check the drain pipe and use the Worx water extractor to unblock it as needed.
  8. Assembly and testing: Refit the dust filter and casing, restore power, and check operation and cooling.

Notes

  • Below is the indoor unit cleaning process; the basic charge does not include the outdoor heat exchanger.
  • Before work starts, the access panel, ceiling and components must be assessed for accessibility. Unit cleaning does not include full ductwork, cooling tower or water system works.

CLEANING FIRST

AC Cleaning Scope and Work Arrangement

Ducted split AC cleaning covers accessible unit parts; after confirming the service opening, the dust filter, blower wheel, cooling coil and drainage are handled. The air outlet, the full supply and return duct system, and the unit are different locations; do not describe cleaning one unit as a full duct-system job.

Inspect first, then clean, and finally test the unit

  1. First record the condition of the unit, confirm the installation location, removable parts and scope of work, and protect furniture, goods and electronic devices under the unit
  2. Dismantle and clean the applicable parts according to the actual model and safety conditions, handle dirt build-up, water collection and drainage, and do not treat repairs as included in washing the unit
  3. After reassembling the parts, test run, check drainage and tidy the site; if there is any pre-existing fault or extra work, it will be explained and quoted first

Cleaning maintenance and pricing90-day cleaning maintenance is subject to the terms; pricing is based on model type and number of units

The cleaning service includes a 90-day warranty for problems caused by the cleaning service; dripping and leakage cases must first have the cause verified and the applicable terms confirmed at booking, and not all cases qualify for free repair.

The following are for reference by equipment type only, and do not mean the same brand or venue must use all of the above models. Basic cleaning is priced by model and unit count; outdoor condensers, steam add-ons, special locations and extra work are subject to eligibility checks, and no brand-specific or industry-standard price is created.

FAULT INSPECTIONAir Conditioner Inspection: Identify the Problem FirstIf no repair is carried out, a fixed HK$500 inspection/attendance fee applies; it can be waived from the repair fee if you proceed with the repair.

Please provide the unit location, supply and return air outlet layout, affected rooms and the control display, and state whether the weak airflow is partial or throughout. We need to distinguish between unit operation, duct airflow, drainage and control issues; photos of the air outlet alone are not enough to identify the fault.

Inspection fee and safety reminder

After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges.

If you notice a burning smell, smoke, repeated tripping, or water near electrical parts, stop using the equipment first. Do not keep restarting it or dismantle it yourself.

REPAIRAir conditioning repair: confirm the quotation first, then proceedProceed only after the quotation is confirmed; our repair service does not include warranty

First confirm access to the components, repair opening and shutdown scope, then provide the repair or parts quotation. Duct modifications, air balancing, opening the ceiling, or control system works are not included in general cleaning and single-unit repairs.

Keep costs and maintenance separate

If you agree to proceed with repairs, HK$500 can be deducted from the repair fee; please check the deduction and amount payable when confirming the quotation.

Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation.

Repair parts must be checked against model and supply. We do not guarantee that parts are available for all models or that same-day repair is possible. We will not treat refrigerant top-up as necessary before the cause is confirmed.

INSTALLATIONAC installation and replacementGeneral installation includes a one-year warranty, separate from the manufacturer's warranty; new power supply wiring and extra works quoted separately

When replacing a ducted unit, check the unit space, access opening, supply and return air connections, drainage, and indoor/outdoor supporting equipment. Do not decide based only on the old unit's horsepower; any ducting or renovation changes should be assessed first, and space should be kept for future dismantling and repairs.

Quote separately for work beyond the basic scope

Pulling a new power supply from the main switch to the unit is not included; please provide the existing power supply location for the technician to assess and quote separately.

First confirm old unit removal, transport, copper pipes (the copper tubes through which the refrigerant flows), drain pipes, fixing and any extra work needed. General installation warranty and the manufacturer's product warranty are separate. Please see the installation service page for the full scope; special systems are not directly subject to general replacement terms.

QUESTIONS

Frequently asked questions

Does cleaning a ducted split-type air conditioner include all air ducts?

No. The unit and the full ductwork are different scopes of work, so the parts that can be handled must be stated first. If duct work or access panel modifications are needed, please confirm separately.

How is ducted split AC cleaning priced?

Please refer to the relevant residential or commercial air-conditioning cleaning price list and confirm based on the actual model, quantity and working conditions. Special locations, additional parts or extra work cannot be priced by model name alone.

If there is a burning smell or repeated tripping, can cleaning be arranged first?

First stop using the AC. Do not restart it repeatedly or disassemble it yourself. Describe the abnormal symptoms and first confirm safety and whether fault inspection is needed. Cleaning cannot replace handling electrical or mechanical problems.

Are the inspection fee and the call-out fee charged twice?

After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges. If repair is approved, HK$500 can be deducted from the repair cost; please confirm the deduction and the amount payable when confirming the quotation. Inspection does not include cleaning, parts or repair, and related work will only be arranged after the quotation is confirmed.

Is the warranty the same for repairs and installations?

Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation. We provide a one-year installation warranty, covering brackets and leaks caused by glass sealing or sealant. For split units, it also covers refrigerant leakage caused by poor refrigerant-pipe connection; not all water leaks or refrigerant leaks are covered by installation warranty. The two services must not be mixed up; for the full scope and exclusions, please see the repair and installation service pages, and special systems must be confirmed separately.
