Central air-conditioning cleaning process and scope
Central air-conditioning is a broad term. When making an enquiry, first define the actual unit and components. The following process only applies to equipment that has been assessed as suitable for this method and does not mean the entire central air-conditioning system of the building is covered.
OVERVIEW
Overview
Arrangements for central air-conditioning cleaning, fault inspection, repair and installation. For central air-conditioning cleaning, first clearly state the actual unit and components to be handled this time, then assess cleaning of the cooling coil, blower wheel, drain pan and drainage according to the existing process. See the applicable cleaning process, current price list, inspection fee, and the scope limits for repair and installation.
KEY CHECKS
Key preparation points before arranging
Main cleaning scope
Assess whether parts should be removed or moved to the cleaning area according to the actual equipment, protect the motor and electronic parts, clean the cooling coil, fan wheel, and base tray, and then handle drainage, reassembly, and testing.
Preparation before enquiry
Please provide photos of the model label, the entire equipment, the remote control or wall controller, and the access panel (the opening for the technician to inspect and repair), and state who is in charge of management and the time period when the system can be switched off. Photos of the air outlet alone may not be enough to confirm the equipment or applicable price. The model label means the sticker showing the brand, model and unit serial number; if you cannot find it, you may first send a photo of the entire air conditioner. No need to dismantle it yourself.
Keep basic cleaning and extra work separate
Do not describe unit cleaning as including the main unit, cooling tower, full ductwork, water treatment, control system, or a complete VRV/VRF project. Special systems must be checked separately for capability and responsibility.
Test run and fault handling
Check the unit’s operation before and after cleaning; if any pre-existing fault or extra work is found, explain it to the customer and quote first. Cleaning does not guarantee to solve all cooling, dripping or electrical problems.
CLEANING PROCESS
Central air conditioning
Assess removal and transfer to the cleaning location, and clean the cooling coil, blower wheel and base pan.
- Inspect the unit condition: use inspection tools to check the operation and the unit's age/condition to assess whether it is suitable for cleaning.
- Protect the surrounding area: Protect areas that may come into contact with it to avoid contamination or damage.
- Safe power-off and dismantling: the technician will switch off the power, handle the power wiring, and remove the dust filter and casing.
- Wiring work: the technician loosens the unit wiring required for cleaning.
- Move to cleaning area: Depending on the model and on-site feasibility, the unit will be removed and moved to the cleaning area.
- Clean the main components: protect the motor, and use a Japan-made cleaner for air conditioners together with a Worx high-pressure washer to clean the cooling fins, fan blades (squirrel cage), and base tray.
- Clear the drain pipe: use the Worx water extractor to extract water and clear the drainage, handling blockages in the drain pipe.
- Assembly and testing: Refit all cleaned parts, restore power, and check operation and cooling.
- Clean-up after work: restore the site and clean the work area.
Notes
- Below is the indoor unit cleaning process; the basic charge does not include the outdoor heat exchanger.
- Before work starts, the access panel, ceiling and components must be assessed for accessibility. Unit cleaning does not include full ductwork, cooling tower or water system works.
- If the piping itself has a problem, there may be an additional charge; the technician will explain and quote first, and additional work will only proceed after confirmation.
CLEANING FIRST
AC Cleaning Scope and Work Arrangement
For central air-conditioning cleaning, first clearly state the actual unit and components to be handled this time, then assess cleaning of the cooling coil, blower wheel, drain pan and drainage according to the existing process. A single indoor unit does not equal the building's main unit, cooling tower, water system or the entire central air-conditioning system.
Inspect first, then clean, and finally test the unit
- First record the condition of the unit, confirm the installation location, removable parts and scope of work, and protect furniture, goods and electronic devices under the unit
- Dismantle and clean the applicable parts according to the actual model and safety conditions, handle dirt build-up, water collection and drainage, and do not treat repairs as included in washing the unit
- After reassembling the parts, test run, check drainage and tidy the site; if there is any pre-existing fault or extra work, it will be explained and quoted first

Cleaning maintenance and pricing90-day cleaning maintenance is subject to the terms; pricing is based on model type and number of units
The cleaning service includes a 90-day warranty for problems caused by the cleaning service; dripping and leakage cases must first have the cause verified and the applicable terms confirmed at booking, and not all cases qualify for free repair.
The following are for reference by equipment type only, and do not mean the same brand or venue must use all of the above models. Basic cleaning is priced by model and unit count; outdoor condensers, steam add-ons, special locations and extra work are subject to eligibility checks, and no brand-specific or industry-standard price is created.

FAULT INSPECTIONAir Conditioner Inspection: Identify the Problem FirstIf no repair is carried out, a fixed HK$500 inspection/attendance fee applies; it can be waived from the repair fee if you proceed with the repair.
First provide the unit, control display, system manager and affected area, and distinguish between tenant equipment and the building’s shared parts. A single air outlet not cooling properly may have different causes; the inspection scope and permission must be confirmed, and a full-system diagnosis cannot be guaranteed on that basis.
Inspection fee and safety reminder
After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges.
If you notice a burning smell, smoke, repeated tripping, or water near electrical parts, stop using the equipment first. Do not keep restarting it or dismantle it yourself.
REPAIRAir conditioning repair: confirm the quotation first, then proceedProceed only after the quotation is confirmed; our repair service does not include warranty
After confirming the equipment we can handle and the fault parts, list the repair, parts, and downtime arrangements first. The main unit, water treatment, full ducting, or system controls must be checked separately for professional capability and responsibility. Do not use general indoor-unit cleaning capability as a substitute for a full system repair commitment.
Keep costs and maintenance separate
If you agree to proceed with repairs, HK$500 can be deducted from the repair fee; please check the deduction and amount payable when confirming the quotation.
Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation.
Repair parts must be checked against model and supply. We do not guarantee that parts are available for all models or that same-day repair is possible. We will not treat refrigerant top-up as necessary before the cause is confirmed.
INSTALLATIONAC installation and replacementGeneral installation includes a one-year warranty, separate from the manufacturer's warranty; new power supply wiring and extra works quoted separately
Replacement of central equipment first requires defining the project level, connected systems, size, power supply, drainage and transport route. Changes to shared main units or water systems do not fall under the basic installation terms for standard split units; first confirm the management party, scope of work and professional requirements.
Quote separately for work beyond the basic scope
Pulling a new power supply from the main switch to the unit is not included; please provide the existing power supply location for the technician to assess and quote separately.
First confirm old unit removal, transport, copper pipes (the copper tubes through which the refrigerant flows), drain pipes, fixing and any extra work needed. General installation warranty and the manufacturer's product warranty are separate. Please see the installation service page for the full scope; special systems are not directly subject to general replacement terms.

QUESTIONS
Frequently asked questions
Does the central air-conditioning cleaning price include the whole system?
No. Pricing must match the confirmed unit and work scope. The actual model, number of units, location, and any additional work must be confirmed first; you cannot price it only by calling it central AC.
How is central air-conditioning cleaning priced?
Please refer to the relevant residential or commercial air-conditioning cleaning price list and confirm based on the actual model, quantity and working conditions. Special locations, additional parts or extra work cannot be priced by model name alone.
If there is a burning smell or repeated tripping, can cleaning be arranged first?
First stop using the AC. Do not restart it repeatedly or disassemble it yourself. Describe the abnormal symptoms and first confirm safety and whether fault inspection is needed. Cleaning cannot replace handling electrical or mechanical problems.
Are the inspection fee and the call-out fee charged twice?
After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges. If repair is approved, HK$500 can be deducted from the repair cost; please confirm the deduction and the amount payable when confirming the quotation. Inspection does not include cleaning, parts or repair, and related work will only be arranged after the quotation is confirmed.
Is the warranty the same for repairs and installations?
Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation. We provide a one-year installation warranty, covering brackets and leaks caused by glass sealing or sealant. For split units, it also covers refrigerant leakage caused by poor refrigerant-pipe connection; not all water leaks or refrigerant leaks are covered by installation warranty. The two services must not be mixed up; for the full scope and exclusions, please see the repair and installation service pages, and special systems must be confirmed separately.
