SERVICE DETAILS
Split AC cleaning process and scope
Split AC cleaning mainly covers the indoor unit. First check the unit condition, then protect electronic components and the surrounding area, clean with water, and check drainage. The outdoor condenser is not automatically included in basic cleaning.
OVERVIEW
Overview
Split AC cleaning, fault inspection, repair and installation arrangements. Split AC cleaning mainly covers the indoor unit casing, dust filter, blower wheel, evaporator coil and drainage area; protect electronic components and the furniture below first, then clean with water and test the unit after reassembly. See the applicable cleaning procedure, current prices, inspection fee, and the boundary between repair and installation work.
KEY CHECKS
Key preparation points before arranging
Main cleaning scope
Dismantle the casing, dust filter, fan wheel and water-collecting parts according to the equipment condition, clean the cooling coil and check drainage. Areas that are inaccessible or not suitable for dismantling must be explained to the customer first.
Preparation before enquiry
Please provide photos of the front, side, bottom and model label of the indoor unit, and state the installation height and the position of the bed or cabinet. If you need to ask about outdoor cleaning, please also take separate photos of the outdoor unit and the route to the unit. The model label is the sticker showing the brand, model and unit number; if you cannot find it, send a photo of the whole AC unit first and do not dismantle it yourself.
Keep basic cleaning and extra work separate
Indoor cleaning does not mean full-unit repair, refrigerant top-up, or outdoor condenser cleaning. Damaged piping, installation issues, and other faults will be quoted separately after inspection.
Test run and fault handling
Check the unit’s operation before and after cleaning; if any pre-existing fault or extra work is found, explain it to the customer and quote first. Cleaning does not guarantee to solve all cooling, dripping or electrical problems.
CLEANING PROCESS
Split AC
Protect the circuit board from water and place water-catching protection before dismantling and cleaning the indoor unit parts.
- Inspect the unit condition: check the operation and equipment condition, and assess the cleaning arrangement.
- Protect the surrounding area: Prepare protection for areas that may come into contact with water and cleaning agents.
- Safe power-off: the technician will switch off the power and handle any required wiring.
- Remove parts: use tools to take off the fan blades, dust filter and casing.
- Protect the circuit board: Provide waterproof covering for the circuit board and fit a water-catching cover.
- Clean the main components: use a Japan-made cleaner for air conditioners to clean the cooling fins, fan blades (squirrel cage), and drain pan.
- Clear the drain pipe: use Worx cleaning equipment to handle the drain pipe and check the drainage.
- Clean the removed accessories: clean the fan blades, casing and dust filter.
- Reassemble: put the cleaned components back in place and restore power.
- Test operation: check performance and cooling effect.
- Clean-up after work: clean the work area and restore the site.
Notes
- Basic cleaning does not include the outdoor condenser; any extra cleaning must be confirmed separately for feasibility and charges.
CLEANING FIRST
AC Cleaning Scope and Work Arrangement
Split AC cleaning mainly covers the indoor unit casing, dust filter, blower wheel, evaporator coil and drainage area. Protect electronic components and the furniture below first; after water-based cleaning, reassemble and test the unit. Cleaning the outdoor condenser is not included in basic indoor-unit cleaning, and its location, safety and any additional charges must be checked first.
Inspect first, then clean, and finally test the unit
- First record the condition of the unit, confirm the installation location, removable parts and scope of work, and protect furniture, goods and electronic devices under the unit
- Dismantle and clean the applicable parts according to the actual model and safety conditions, handle dirt build-up, water collection and drainage, and do not treat repairs as included in washing the unit
- After reassembling the parts, test run, check drainage and tidy the site; if there is any pre-existing fault or extra work, it will be explained and quoted first

Cleaning maintenance and pricing90-day cleaning maintenance is subject to the terms; pricing is based on model type and number of units
The cleaning service includes a 90-day warranty for problems caused by the cleaning service; dripping and leakage cases must first have the cause verified and the applicable terms confirmed at booking, and not all cases qualify for free repair.
The following are for reference by equipment type only, and do not mean the same brand or venue must use all of the above models. Basic cleaning is priced by model and unit count; outdoor condensers, steam add-ons, special locations and extra work are subject to eligibility checks, and no brand-specific or industry-standard price is created.

FAULT INSPECTIONAir Conditioner Inspection: Identify the Problem FirstIf no repair is carried out, a fixed HK$500 inspection/attendance fee applies; it can be waived from the repair fee if you proceed with the repair.
Record separately the indoor unit airflow, dripping and unusual noise, and whether the outdoor unit is operating abnormally, and provide both model numbers. Insufficient cooling may involve dirt buildup, components, piping or other causes, and cannot be assumed to be solved by adding refrigerant without inspection.
Inspection fee and safety reminder
After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges.
If you notice a burning smell, smoke, repeated tripping, or water near electrical parts, stop using the equipment first. Do not keep restarting it or dismantle it yourself.
REPAIRAir conditioning repair: confirm the quotation first, then proceedProceed only after the quotation is confirmed; our repair service does not include warranty
First check whether the problem is drainage, the fan, controls, piping or another part, then explain the repair method, parts and cost. Cleaning the indoor unit does not mean refilling refrigerant or fixing a leak, and high-level outdoor work must first be checked for safe working conditions.
Keep costs and maintenance separate
If you agree to proceed with repairs, HK$500 can be deducted from the repair fee; please check the deduction and amount payable when confirming the quotation.
Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation.
Repair parts must be checked against model and supply. We do not guarantee that parts are available for all models or that same-day repair is possible. We will not treat refrigerant top-up as necessary before the cause is confirmed.
INSTALLATIONAC installation and replacementGeneral installation includes a one-year warranty, separate from the manufacturer's warranty; new power supply wiring and extra works quoted separately
For split-unit installation, confirm the indoor and outdoor positions, copper pipe length and routing, drainage slope, power supply, and brackets. Whether old copper pipes and frames can be reused must be assessed; removal of old units, scaffolding, drilling, or other additional work should be listed in advance and should not be assumed to be included in the basic price.
Quote separately for work beyond the basic scope
Pulling a new power supply from the main switch to the unit is not included; please provide the existing power supply location for the technician to assess and quote separately.
First confirm old unit removal, transport, copper pipes (the copper tubes through which the refrigerant flows), drain pipes, fixing and any extra work needed. General installation warranty and the manufacturer's product warranty are separate. Please see the installation service page for the full scope; special systems are not directly subject to general replacement terms.

QUESTIONS
Frequently asked questions
Does Cleaning a Split AC Include the Outdoor Unit?
Basic indoor unit cleaning does not include the outdoor condenser. If extra cleaning is needed, the outdoor location, accessibility, safety and additional charge must be confirmed first.
How is split AC cleaning priced?
Please refer to the relevant residential or commercial air-conditioning cleaning price list and confirm based on the actual model, quantity and working conditions. Special locations, additional parts or extra work cannot be priced by model name alone.
If there is a burning smell or repeated tripping, can cleaning be arranged first?
First stop using the AC. Do not restart it repeatedly or disassemble it yourself. Describe the abnormal symptoms and first confirm safety and whether fault inspection is needed. Cleaning cannot replace handling electrical or mechanical problems.
Are the inspection fee and the call-out fee charged twice?
After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges. If repair is approved, HK$500 can be deducted from the repair cost; please confirm the deduction and the amount payable when confirming the quotation. Inspection does not include cleaning, parts or repair, and related work will only be arranged after the quotation is confirmed.
Is the warranty the same for repairs and installations?
Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation. We provide a one-year installation warranty, covering brackets and leaks caused by glass sealing or sealant. For split units, it also covers refrigerant leakage caused by poor refrigerant-pipe connection; not all water leaks or refrigerant leaks are covered by installation warranty. The two services must not be mixed up; for the full scope and exclusions, please see the repair and installation service pages, and special systems must be confirmed separately.
