COMMERCIAL SCENARIO
Commercial building / office building AC cleaning,Inspection, repair and installation
Office AC may be installed by the tenant, or it may be part of the building's shared system. Identifying the unit and management responsibility first is more useful than asking for a price based only on the words 'central AC'. Provide the model, number of units, inspection location and management office requirements, then confirm the scope for cleaning, fault inspection or equipment replacement.
OVERVIEW
Overview
For commercial buildings and office buildings, prepare for AC cleaning, repair, installation and inspection by separating tenant and management responsibilities and checking the unit, shutdown period and quotation scope.
For office AC cleaning, first list tenant-owned equipment and building-shared systems, then define the cleaning scope for filters, heat exchange parts, blower wheel and drainage according to the unit type and number of units. Computers, documents and the area around desks should be protected, and access panels and shutdown times should be coordinated in advance.
KEY CHECKS
Key preparation points before arranging
Before AC cleaning, first confirm the equipment and the protection scope
Arrange indoor unit cleaning by model and number of units, and first explain the actual scope for heat exchange parts, dust filters, fan wheels, water collection and drainage. Desks, computers and documents need protection and working space. Full duct runs, main units or shared system works cannot be treated as included in a basic cleaning.
First distinguish between equipment responsibility and management responsibility
Explain which parts are the responsibility of the tenant, owner, or building management. The arrangement for air outlets, fan coil units, common units, and tenant-owned units may differ, so it cannot be assumed that everything can be handled under one quotation.
Unit information and cleaning scope
Please provide the model, quantity, installation height, inspection port and drainage details. The current commercial price list is based on the equipment and scope of work; if the model is unknown or the system is special, please confirm first, and do not apply the multi-unit residential rate directly.
Business operations and shutdown arrangements
You may first provide the preferred date, available shutdown time and the building’s declaration requirements. Whether night work, holiday work or phased work can be arranged depends on manpower and the site; we do not assume 24-hour service.
Protection of office equipment and files
Please state the worktable, computers, documents, and areas with restricted access so usable space can be arranged. Anti-dust and anti-water measures will be confirmed based on the actual work area; we do not promise 100% zero risk in any environment.
One-off cleaning and regular maintenance
Cleaning, fault inspection, and regular maintenance serve different purposes. Please review the current commercial service scope and frequency, then confirm based on the equipment, usage, and site conditions. Do not treat a maintenance contract as automatically covering all parts or site visits.
CLEANING FIRST
AC Cleaning Scope and Work Arrangement
For office AC cleaning, the number of units is counted by meeting rooms, work areas and separate rooms. First confirm whether the equipment belongs to the tenant or to the building's shared system. Protect computers, documents and carpets, and shut down zones as needed. Cleaning covers the accessible dust filters, blower wheel, cooling coil and drainage parts, not just the air outlets.
Inspect first, then clean, and finally test the unit
- First record the condition of the unit, confirm the installation location, removable parts and scope of work, and protect furniture, goods and electronic devices under the unit
- Dismantle and clean the applicable parts according to the actual model and safety conditions, handle dirt build-up, water collection and drainage, and do not treat repairs as included in washing the unit
- After reassembling the parts, test run, check drainage and tidy the site; if there is any pre-existing fault or extra work, it will be explained and quoted first

Cleaning maintenance and pricing90-day cleaning maintenance is subject to the terms; pricing is based on model type and number of units
The cleaning service includes a 90-day warranty for problems caused by the cleaning service; dripping and leakage cases must first have the cause verified and the applicable terms confirmed at booking, and not all cases qualify for free repair.
The following are for reference by equipment type only, and do not mean the same brand or venue must use all of the above models. Basic cleaning is priced by model and unit count; outdoor condensers, steam add-ons, special locations and extra work are subject to eligibility checks, and no brand-specific or industry-standard price is created.

FAULT INSPECTIONAir Conditioner Inspection: Identify the Problem FirstIf no repair is carried out, a fixed HK$500 inspection/attendance fee applies; it can be waived from the repair fee if you proceed with the repair.
Please state which room is affected, which period is not cooling enough, and whether other rooms are affected at the same time. First distinguish between a problem with an individual unit, control settings, and the scope of a common system; for equipment controlled by the management office, first confirm the accessible inspection point and whether shutdown is permitted.
Inspection fee and safety reminder
After the technician visits for an inspection, if the customer does not proceed with the repair or does not accept the repair quotation, a fixed HK$500 inspection/attendance fee will be charged; this is a single charge and is not split into two separate charges.
If you notice a burning smell, smoke, repeated tripping, or water near electrical parts, stop using the equipment first. Do not keep restarting it or dismantle it yourself.
REPAIRAir conditioning repair: confirm the quotation first, then proceedProceed only after the quotation is confirmed; our repair service does not include warranty
For office repairs, first define which tenant equipment can be handled to avoid treating a fault in one room as a whole-floor system problem. The quotation should state the repair parts, parts replacement and shutdown arrangements; if management office approval or another contractor is required for certain work, coordinate separately and do not treat a full-system project as basic repair.
Keep costs and maintenance separate
If you agree to proceed with repairs, HK$500 can be deducted from the repair fee; please check the deduction and amount payable when confirming the quotation.
Our repair service does not include a warranty, including repair parts and workmanship. Please understand the repair scope and fees before accepting the quotation.
Repair parts must be checked against model and supply. We do not guarantee that parts are available for all models or that same-day repair is possible. We will not treat refrigerant top-up as necessary before the cause is confirmed.
INSTALLATIONAC installation and replacementGeneral installation includes a one-year warranty, separate from the manufacturer's warranty; new power supply wiring and extra works quoted separately
When adding a room or replacing a unit, the layout, seating arrangement, air supply, maintenance space and drainage path must be reviewed again, not just buy a unit according to the same horsepower as before. The ceiling opening, control wiring, power supply and building work documents must be checked first, and future cleaning and maintenance access should be retained.
Quote separately for work beyond the basic scope
Pulling a new power supply from the main switch to the unit is not included; please provide the existing power supply location for the technician to assess and quote separately.
First confirm old unit removal, transport, copper pipes (the copper tubes through which the refrigerant flows), drain pipes, fixing and any extra work needed. General installation warranty and the manufacturer's product warranty are separate. Please see the installation service page for the full scope; special systems are not directly subject to general replacement terms.
QUESTIONS
Frequently asked questions
Can all central AC systems in office buildings be handled?
Do not make assumptions based on the name alone. First confirm the unit, system, management responsibility and workable position before deciding which cleaning or engineering scope can be taken; special equipment may require another specialist contractor.
Can it be arranged at night or on weekends?
You may state your preferred time period and any management office requirements, and customer service will separately confirm the date, manpower, scope of work and fee. This does not mean every time slot is already guaranteed.
What is the difference between regular maintenance and a one-time cleaning?
A one-off cleaning is handled according to the confirmed items; regular maintenance must separately specify the frequency, equipment, scope of each visit and fees. Whether inspection, call-out or parts are included depends on the actual terms; it cannot be assumed from the term “maintenance” alone.
Which parts are actually cleaned during AC cleaning?
For office AC cleaning, first list tenant-owned equipment and building-shared systems, then define the cleaning scope for filters, heat exchange parts, blower wheel and drainage according to the unit type and number of units. Computers, documents and the area around desks should be protected, and access panels and shutdown times should be coordinated in advance. For four-way cassette, ducted and central AC systems, the cleaning scope should be confirmed according to the actual unit type, accessible parts and access points; vents, fan coil units, full duct runs and the main unit are different jobs, and the quotation should specify which parts are included.
How is the inspection fee for an air conditioner calculated, and can it be deducted during repair?
The inspection will first identify dripping, odour, noise, insufficient cooling or tripping issues, then find the cause according to the equipment and site conditions. If the customer does not proceed with repair or does not accept the quotation, a fixed HK$500 inspection/call-out fee will be charged as the same fee item; if repair is carried out, HK$500 can be deducted from the repair cost. Please verify the amount payable when confirming the quotation.
Are the maintenance terms the same for cleaning, repair, and installation?
Not the same. Cleaning and maintenance of 90 should be checked against the service terms for the applicable reasons and conditions; not every dripping case qualifies for free repair. Our repair parts and workmanship are not under warranty; general installation warranty is one year, while the manufacturer’s warranty is handled separately.
