What to do when AC is dripping: when should you stop it immediately
Contents
It is normal for condensation to form during cooling, but the water should be collected and drained according to the unit’s design. If water drips from the indoor unit onto the wall, floor or furniture, it is worth checking; do not rely on a bucket to hold it long term.
1. Safety first, do not rush to dismantle the unit
If dripping water is near a socket, wiring, or an electrical appliance, or there is a burning smell or tripping at the same time, stop using the air conditioner and avoid touching wet electrical parts and switches. Do not remove the appliance cover, put your hand into the unit, or repeatedly restart it for testing.
Only move items that may be damaged by water and deal with standing water on the floor when it is safe, dry, and no electrical equipment needs to be touched. If there is smoke, signs of burning, or immediate danger, move away from the danger area and seek emergency assistance first; do not wait for a normal repair appointment.
2. Poor drainage is one possible cause
Dirt buildup in the drain pan or drain hose may prevent condensate from flowing away properly; bent piping, an unsuitable slope, connection issues, or a faulty drain pump can also cause overflow.
Water leakage may require different handling. Cleaning dirt and repairing a drain pump or redoing piping are not the same procedure. The problem must first be identified; it cannot simply be treated as "cleaning the unit will fix it."
3. Frosting and insulation problems may also cause water dripping
Insufficient airflow or problems with components or the refrigerant system can cause the heat exchanger to frost over, and water may drip when it melts. Ageing insulation or improper joint treatment can also cause condensation on the pipe surface.
Seeing frost does not mean refrigerant shortage has been confirmed. Stop using the unit and arrange an inspection; do not knock off the ice, use heat to melt it, or top up refrigerant yourself.
4. What clues can users record?
- Is the water coming from the left side of the unit, the right side, the air outlet, the wall, or the piping?
- How long after turning on does water start dripping, does it continue after shutdown, and has the amount of dripping increased?
- Whether the airflow is weak, the cooling is insufficient, there is abnormal noise, or visible frost at the same time.
- Whether the unit has been cleaned recently, renovated, moved, or had the drain pipe altered.
Photos and short videos can be taken from a safe position on the ground. Do not climb onto window ledges, remove the ceiling or touch the outdoor unit just to look for the water source.
5. When should you enquire about cleaning, and when should you enquire about repairs?
Visible dust buildup, long periods without cleaning, or a mouldy smell can first be reported to customer service for a cleaning assessment. If dripping is severe, recurring, or the unit is newly installed and already leaking, or if there are pump, electrical or pipe faults, a repair or installation inspection should be arranged.
Do not determine all causes from photos alone. When quoting, the scopes of cleaning, clearing blockage, replacing parts and reinstalling must be distinguished, and any extra work should be confirmed first.
6. Organise the information before asking again
Prepare the brand and model, a photo of the water leakage location, when it first started, the district and the installation position. Stop using the air conditioner first, then arrange the appropriate service; do not keep it running just to take a video.

7. How to tell the difference between outdoor drainage and exterior wall dripping nuisance?
Condensate should be drained as designed, but that does not mean water may be allowed to drip onto lower-floor units, external walls or pedestrian areas. The source of dripping may involve the base drain hole, drip tray, drain pipe, connection points or the building's shared drainage system; no indoor leakage does not mean the outdoor drainage is definitely in order.
First stop the equipment causing the leakage, then record the water source, the time it started and the affected area from a safe position, and contact the management office and the appropriate personnel to investigate. If common pipes, external walls or shared equipment are involved, coordination with management and work access approval is required first. Do not climb out of the window, place a tray yourself, or redirect the water to another location that will cause nuisance.
8. If you receive an FEHD notice about AC dripping, how should you follow up?
- Keep the document and check whether it is a general enquiry, a notice of nuisance incident, an order, or a notice of intended entry to premises. Pay attention to the address involved, requirements, deadlines and the contact details of the officer in charge. If anything is unclear, confirm directly with the issuing department.
- Notify the property management office, owner, or the relevant person in charge, and arrange to identify the real source of the water. When asking for repair advice, provide the notification request, model, dripping location, and photos that can be taken safely. Do not keep the unit running just to record video.
- Handle according to the confirmed cause and scope. Dirt buildup can be assessed for cleaning; pipework, connections, pumps or installation issues may require separate repair. Do not treat a single cleaning appointment as if all requirements have been completed.
- Keep records of the actual work carried out, inspection and follow-up actions, and follow up with the contractor as required by the documents. If more time is needed or the source cannot be confirmed, contact the department early; do not assume the deadline has been extended or the case has been closed.
The FEHD has announced that from 2025 8 17, failure to comply with a nuisance notice may lead the court to impose a maximum fine of HK$25,000 and a daily fine of HK$450; failure to comply with a nuisance order carries a maximum fine of HK$50,000 and a daily fine of HK$600. These are not the same procedure, and not every case of dripping water will automatically attract the same fine. Separate requirements apply to notices for intended entry to premises; please handle them according to the documents received and the official explanation.

Making an appointment, completing cleaning, or receiving a receipt does not mean legal responsibility is waived or that the Food and Environmental Hygiene Department has confirmed the case is closed; actual requirements are subject to the relevant documents, departments and court handling. Common questions
If the indoor unit is dripping water, will cleaning it fix the problem?
Not necessarily. Cleaning may be suitable if dirt blockage is the issue, but a faulty drain pump, pipe slope, connection or insulation problem may require repair. The cause should be identified first; do not assume cleaning alone will solve it.
If the AC is dripping, can it still be switched on?
Stop using it to prevent the water damage from getting worse. This is especially important if water is near sockets or electrical appliances, or if there is a burning smell or a tripped breaker. Do not touch wet switches, and do not keep the unit running just to record a video.
Is water in the outdoor drainage pipe the same as indoor leakage?
No. Cooling produces condensate and drains it as designed, which may be normal drainage. If the indoor unit drips onto the wall or furniture, it needs inspection. Water on the outdoor unit, pipe surface or other locations still needs to be judged by model, mode and location.
What Should You Do If the AC Is Still Leaking Water After Cleaning?
Stop using it first and provide the service provider with the location, when the dripping started and the related symptoms. It may involve drainage, installation or component issues; whether cleaning maintenance applies depends on the confirmed service scope and terms.
Can I use wire to clear the drain myself?
Do not insert tools or pour in cleaner yourself. This may damage pipes, connections, or components, and it cannot confirm whether there is also a pump or slope issue. Record the symptoms and arrange the appropriate inspection.
There is no indoor leakage, but water is dripping outside. Does it need to be dealt with?
Please note. Condensate should be connected to a proper drainage point; dripping to the floor below, exterior wall or pedestrian area may cause nuisance. Stop the equipment causing the dripping first, then contact the management office and suitable personnel to identify the source; do not climb out of the window to change the pipe yourself.
If you receive a FEHD dripping notice, does booking a cleaning mean the issue is resolved?
No. First check the document type, affected location, deadline and contact person, then arrange to identify the water source and follow up as required. Cleaning the unit may not solve pipe, installation or shared drainage problems; a booking or repair record does not mean the FEHD has confirmed closure, and it does not guarantee exemption from a fine.
