Black Spots at the Air Outlet: Distinguish Dust Build-Up, Materials and Suspected Mold

Contents

If black spots appear at the air outlet, record their location and changes, but do not assume they are mold based on color alone. Dust, surface conditions of materials or other stains need to be distinguished; black spots also cannot show the amount of microorganisms inside the unit, nor are they proof that the whole family will become ill.

First record it; do not scrape out deep-seated dirt.

Take photos from a safe position and note whether there are debris, odour, dampness or water leakage, and when it started. Do not reach into the vent, remove the blower wheel or climb out of the window just to inspect it. If debris keeps falling or component wear is suspected, stop using the unit and arrange an assessment.

If mould is suspected, the source of moisture must also be addressed

The mould guideline stresses controlling moisture and dust. Even if mould is present, spraying a product once does not guarantee it will not return. Drainage, seepage, insulation, or ambient humidity problems must be distinguished; not all causes should be treated as part of cleaning.

Surface wiping and deep cleaning are not the same job

Surface cleaning does not mean the coil, blower wheel and drainage system have been inspected, and it does not prove that the interior is severely contaminated. Routine maintenance allowed by the manufacturer should follow the manual; internal work should be assessed separately by service staff, and general disassembly/cleaning instructions are not provided to residents.

Do not scare people with claims about toxic gas or mold roots.

Without sampling, you cannot claim tens of thousands of spores, excessive bacteria or that toxic gas is sprayed every time the unit is turned on. Health symptoms should be assessed by medical professionals; cleaning is not a treatment or disease-prevention guarantee, and it does not claim to remove all mould and spores.

The suitability of cleaning agents and steam must be assessed case by case.

Do not spray off-the-shelf cleaning products, disinfectant liquids, or fragrance into the unit yourself. High temperature, water pressure, and coatings are not suitable for every component. If professional cleaning is arranged, first confirm the product, scope, and restoration check, and do not treat anti-mould coating as a standard included item in every service.

How should follow-up be handled after completion?

Check the actual treated area and equipment operation, and keep before-and-after photos. If dirt appears again shortly after, provide the service provider with the same location and time details for assessment of residue, re-soiling or other causes. Do not repeatedly spray chemicals on your own.
