How often should an air conditioner be cleaned? Arrangements for homes, offices and commercial premises
Contents
There is no single cleaning cycle suitable for all homes, offices, and commercial premises. First check the model manual, usage hours, oily or dusty conditions, and dirt buildup, then arrange filter maintenance, internal cleaning, and fault inspection separately rather than deciding only by month.
AC Cleaning | Regular AC Cleaning
Generally speaking, the cleaning cycle for an air conditioner should be determined according to the usage environment and frequency. Here are some suggestions:
- At home: maintain filters that can be safely accessed according to the manual; usage, pet hair and nearby renovations may affect dirt buildup, so it is not appropriate to require two to three internal cleanings every year for all units.
- Office: record daily operating hours, airflow and site dirt buildup, and coordinate maintenance with office hours and management arrangements, rather than setting it at once every six months just because foot traffic is high.
- Commercial: cooking fumes, equipment types and work hours may vary; the frequency of regular plans, scope of each visit and any extra works must be confirmed item by item, and no single package should be treated as the required cycle for all commercial air conditioning.
Please note that the above suggestions are for reference only. Actual conditions may vary depending on the situation, and the cleaning cycle can be adjusted according to the usage of the air conditioner.
AC Cleaning | Why Should You Clean Your AC Regularly?
The filter can block some dust, and dirt may also accumulate inside the unit, but a standard filter does not mean all bacteria or viruses are effectively removed. Maintenance should be based on the equipment function and actual dirt buildup, not as a substitute for indoor air or health checks.
Reducing air conditioner performance: Accumulated dust and dirt block airflow, lowering operating efficiency and increasing energy use, which may reduce cooling capacity and prevent the unit from quickly reaching the set temperature.
Odour, visible dirt or discomfort during use can be recorded, but the air conditioner condition alone cannot be used to diagnose allergies or asthma. If symptoms persist, seek medical advice; the equipment should be checked separately.
Shortening the lifespan of the AC: accumulated dust and dirt increase the load on the AC. Remaining in this condition for a long time may cause wear to parts and shorten the lifespan of the unit.
Routine filter maintenance and internal service should be separated
Residents should only handle filters that the manual allows to be removed and washed, and that can be safely touched; do not operate yourself when casing removal, wiring, fixings or working at height is required.
- Follow the manual to switch off and disconnect the power; if you are unsure about the power arrangement, ask first. Switching off does not mean you may touch internal circuits.
- Washable filters should be dusted, cleaned and dried according to the model requirements; non-washable filter materials must not be soaked, and the casing should not be dismantled just to remove the filter.
- The heat exchanger, fan wheel, drain pan and electrical control parts should be assessed by suitable personnel. Do not clean them yourself with a brush, vacuum cleaner or chemical, and do not wash the outdoor unit.
- For drainage problems, only record the dripping location and time; do not remove pipes or pour in cleaning liquid. Please confirm the scope of the drainage service first.
- Wear or damage to internal parts should be checked and handled by suitable personnel. Residents should not replace parts themselves during cleaning.
- Reinstall the filter as allowed by the manual; if water has entered the unit, it cannot be restored, or if anything is abnormal, stop using it first and do not test it by turning on the power yourself.
Internal cleaning is not only for "complicated models" and does not necessarily require service staff; simple models also involve water, electrical controls, protection and drainage. Before booking, state the model, usage level and existing faults, and confirm the quotation according to the scope.

Keep records of actual usage and service history, so next time the arrangement can be adjusted based on dirt buildup and changes in operation; do not promise power savings, longer life or health benefits based on a fixed number of cleanings.
