Split AC repair and maintenance record: confirm indoor and outdoor areas separately
Contents
For split AC maintenance, first separate the indoor unit, outdoor unit, routine filter care and fault repairs, and confirm the scope according to the model and site conditions. Maintenance records help with follow-up, but no fixed schedule can guarantee no faults or extend the service life by a certain number of years.
What records should be kept for routine maintenance
Record filter checks, usage, and changes in visible dust buildup. Only filters approved by the original manufacturer should be cleaned, dried and reinstalled according to instructions. Not all filter materials can be soaked, and there is no 10-minute soaking procedure that applies to all models.
Clearly list indoor and outdoor service items
When booking, provide photos of the model, items under the unit, outdoor location and accessibility, and confirm the actual dismantling and cleaning scope, surrounding protection and test run. Residents should not remove the outdoor guard, brush the heat sink, check grounding connections or enter high-level work areas themselves.
Faults and parts handled separately
If there is dripping, poor cooling, unusual noise or a tripped breaker, first explain the conditions under which it occurs. After inspection, confirm whether it involves cleaning, mechanical parts, installation or the refrigerant system. Electrical parts and refrigerant work should be handled by suitable personnel; do not tighten wiring, replace capacitors or top up refrigerant yourself.
What confirmations should be left after completion?
Keep the date, scope of work, parts and extra works, receipt, and any items still pending follow-up. Fixed electrical installation work is different from general cleaning, and the relevant qualifications and documents should be confirmed according to the actual work. Do not treat one maintenance visit as a full equipment inspection certificate.
The next arrangement depends on the changes
Adjust maintenance according to the manufacturer, usage, and dirt buildup; any required commercial contract should be confirmed separately. Energy-saving settings should be considered separately from personal comfort and usage mode, and setting a certain temperature or doing a full annual inspection is not a guaranteed promise of longer life or no repairs.
