Who pays for AC cleaning in a rental: first check the tenancy agreement and the reason for the work
Contents
Responsibility for AC cleaning costs rests with the owner or tenant, and it cannot be determined solely by who uses the AC. The lease, handover records, reason for repair, and both parties’ confirmation will affect the arrangement. This article is not a legal ruling.
Separate cleaning from repairs first
Routine filter cleaning, deep cleaning, replacement due to natural ageing, and damage caused by humans are different jobs. If it is not cold enough or is dripping, it does not necessarily mean only cleaning is needed; the problem should be understood first.
If there is a burning smell, smoke, tripping of the breaker, or water near electrical appliances, stop using the equipment first. Safety handling should not be delayed because of a fee dispute.
Check lease and handover documents
Check what your lease says about appliances, routine maintenance, repairs, and prior approval, and keep photos, an equipment list, and any existing fault records from handover. Do not take general online statements as your own lease terms.
If liability is disputed, seek help from suitable tenancy advice or legal professionals. A quotation from an AC service provider or on-site observation is not a final determination of tenancy liability.
Confirm who approves and pays
Before booking, explain the symptoms, the suggested inspection or cleaning scope, the quotation and the payment arrangement, and keep written confirmation. Do not assume that paying upfront can definitely be deducted from rent or fully recovered later.
When the job involves dismantling the unit, changing piping, drilling, or replacing equipment, owner and management office approval must also be confirmed. Paying for cleaning does not grant permission for modifications.
Keep records after booking as well
Keep the confirmed quotation, service scope, completion record and receipt, and state who must approve any extra work in advance. Cleaning should not be treated as an unconfirmed full repair.
Enquire about Nodoes not mean the booking is confirmed; the deposit, payment, rescheduling and cancellation arrangements shall be confirmed according to the current service terms. Do not mix up cost-sharing disputes with the service provider's rescheduling or cancellation fees.
